Urban Strategies has been working on an ongoing basis with Toronto Lands Corporation (TLC) since 2011 to assist in the marketing of TLC’s real estate assets. TLC is responsible for redeveloping underutilized Toronto District School Board (TDSB) lands. Building on Urban Strategies’ relationship with TDSB, Urban Strategies has provided TLC with strategic advice and site planning services for a number of former school sites across Toronto. Typically Urban Strategies works closely with TLC’s real estate agents to examine the market conditions, regulatory framework, and site characterizes to develop several development options that best support TLC’s mission. Urban Strategies works with TLC, the realtor, and often the City of Toronto to achieve a balanced development programme including residential, mixed-use and parks where appropriate. The options developed are included in information made available by the agent. Each property Urban Strategies has worked with TLC on has achieved a higher than expected return, and several are now under development by the purchasers.
