Urban Strategies has been retained as a planning consultant for Toronto Community Housing, to provide advice on the management, assessment, disposition of the Corporation’s real estate portfolio management needs. Specifically, we are assisting in the evaluation of numerous TCHC properties that have been identified as potential redevelopment sites, providing site analysis and regulatory review. This includes conducting highest and best use studies, evaluating site development potential and conducting due diligence analysis. We are also reviewing provincial and municipal planning documents such the Provincial Policy Statement, Official Plan, and Zoning Bylaw, and conducting research on neighbourhood precedents, planning approvals, and market conditions. In addition, we are conducting massing study and visioning exercises, developing urban design guidelines and conceptual master plans. We have developed a concise, highly visual template for our reports, which focuses on capturing the site context and considerations, planning framework, a proposed approach to development on the site, development options and associated visualizations.
