Urban Strategies was retained by Options for Homes to lead the municipal approval process for its land at 1340–1360 Danforth Road in Scarborough. The 18 storey development provides a 250-unit affordable homeownership condominium as an infill development on an underused surface parking lot adjacent to three residential rental buildings. The development maximizes the site’s proximity to an adjacent ravine and municipal parkland, creating much-needed ‘eyes on the park’, in an area considered unsafe by existing residents. As part of the development application, Urban Strategies worked closely with City staff and the client to refine the concept in a series of pre-application meetings. Urban Strategies prepared a Planning Rationale Report, undertook a Community Services and Facilities Study, led the resubmission of the Zoning By-law Amendment application and managed the Site Plan application process. The City of Toronto’s Home Ownership Assistance Program invested $4 million towards this project.
