101 Spadina Avenue represents an innovative land transaction involving the City of Toronto and DevGreat Inc. (a partnership of Devron and Great Gulf) to deliver high-quality mixed-use intensification and a new public park and underground commercial parking facility at the southeast corner of Spadina Avenue and Adelaide Street West.
The proposed development for the site will include a 39-storey mixed-use tower containing retail space at grade and 394 residential units above. A new 1,000 m2 public park will be provided on the north side of the site, with frontage along Adelaide and Spadina. The project includes a 70-space underground commercial parking garage to be operated by Toronto Parking Authority.
The proposed tower, designed by Audax Architecture, pays homage to the historic warehouse buildings that reinforce the identity of the surrounding Garment District. The provision of a 1,000 m2 park will contribute a desirable public amenity for the rapidly-evolving King-Spadina neighbourhood.
Urban Strategies is acting as planning and urban design consultant for the rezoning application. In support of the application, Urban Strategies provided a Planning & Urban Design Justification Report, a scoped Community Services & Facilities Study, a Public Consultation Strategy and a Complete Community Assessment. The application remains under review by City Planning.
