Iskandar, Malaysia is one of the fastest growing regions in south-east Asia. CapitaLand, one of Asia’s largest real estate companies based in Singapore, has hired Urban Strategies as masterplanners for A2 Island, one of the centre pieces of Iskandar’s emerging waterfront communities. The island represents one of CapitaLand’s most significant ventures into Malaysia.

This premier waterfront community will be a destination comprising high-rise and landed residences and offices, as well as a marina, shopping mall, restaurants, serviced residences, and recreational facilities. The project, with an estimated gross floor area of 11 million square feet and $3.2 billion investment is set to become the jewel of the Johor Strait.

The masterplan responds to the opportunities and challenges of its island waterfront setting to create a high-density mixed-use community. A signature public realm will create long waterfront promenades activated by intimate restaurant, retail frontages and public amenties.

Urban Strategies provided a flexible framework and design guideline that will respond to the various delivery scenarios, development imperatives and infrastructure demands that will guide its realisation over the next 10 – 15 years.
