Reina is a 9-storey mid-rise residential building with retail at grade on The Queensway in Etobicoke, Toronto. Urban Strategies provided due diligence advice to the landowners and worked closely with the development and design teams to shape the building and secure successful and timely approvals. Elegant curves provide a distinct façade while the building respectfully steps down to the adjacent low-rise neighbourhood. Reina brings 197 new units to the desirable area, with transit, shops, parks and schools at the doorstep. The project is notable as it is the first development completed with an all-female team, from the Developers to marketing, architecture to construction management and of course including Urban Strategies’ planning staff! 

The project includes many features to support livability for residents, including thoughtful indoor and outdoor amenity spaces that encourage interaction (including stroller parking on each floor, music practice rooms and a fitness centre with visual connection to a children’s play room), and amenity for the local community via a mid-block walkway connecting the surrounding neighbourhood to the local school next door. Layouts support multi-generational living with larger suites suitable for families with children and innovative in-law suites with self contained living spaces that can be connected to the main unit. At grade retail spaces maintain the thriving main-street retail of The Queensway.
